Tuesdays are 3 AI updates, one hot take, one action. Weekends are practical real estate agent workflows.

1. Anthropic doubled Claude's rate limits this week and shipped persistent Memory in the same seven days. Two of the blockers I hear most from agents running real workflows in Claude were that it was slow, and they were hitting capacity constantly. This was lifted with two big moves in the same week. The capacity came from a deal for all of SpaceX's Colossus 1 data center in Memphis: 220,000 NVIDIA GPUs and 300+ megawatts of new compute. Pro and Max users got double the rate limits and lost the peak-hours throttle, so heavy workflow runs no longer hit walls mid-task. Memory followed two days later as part of the Managed Agents update, so your Claude holds context for a buyer or a seller across sessions without you re-briefing it.
2. Flexmls just turned every agent's MLS account into a tool Claude or ChatGPT can use. FBS launched the Flexmls MCP Server in late April, connecting your MLS account to Claude Desktop via the Model Context Protocol, using your existing credentials. Once connected, you ask the MLS in plain English: "Pull comps for this address from the last 90 days, exclude foreclosures, sort by sale-to-list ratio, format as a buyer-ready PDF." The data flows back and Claude builds the report. Agents ask me this question every month: when can I just connect my MLS to my AI? Now you can, and every major MLS will ship its version inside twelve months.
3. eXp acquires Nexthome on Thursday in the latest consolidation news. It's the second major brokerage consolidation in two weeks, after Real Brokerage's $880M acquisition of RE/MAX. The largest brokerages in North America are buying the legacy franchise model and folding them under AI-first tech stacks. But the quality of those stacks is gonna be a wait and see. The recruiting pitch agents are about to hear from every consolidator hinges on whether the infrastructure underneath actually works in daily production. Learn how to test that out for yourself so you can evaluate a brokerage's AI roadmap beyond a slide deck.
HOT TAKE
The eXp+Nexthome and Real+RE/MAX deals are the same story told twice in two weeks. The legacy franchise model is being absorbed into platforms who claim to have working AI tool stacks underneath. We’ll see who actually builds the best platform. Splits and recruiting bonuses still matter, but the AI entrepreneur layer is getting more and more important. Brokerages with the best AI services and support will take the lead but those who combine that with the biggest and most streamlined referral network will truly win.

1 THING TO TRY
If your MLS runs on Flexmls (many markets do), open the AI Settings page in your Flexmls account and turn on the MCP Server. Setup is roughly three clicks: in Flexmls, go to Preferences → AI Settings, toggle MCP on, accept the Terms of Use, then add https://mcp.fbsdata.com/mcp as a connector in Claude Desktop (their FAQ literally calls Claude "the easiest end-user setup"). The catch: your MLS board has to enable it first — if you don't see "AI Settings" in your menu, call your MLS.
Once connected, ask Claude: "Pull last week's $5M+ closings in [your market], with sale-to-list ratio and days on market from the MLS" If your MLS isn't on Flexmls yet, ask your provider when they're shipping. Friday's Weekend Workflow turns this into a full buyer-concierge setup using Claude.
