Tuesdays are 3 AI updates, one hot take, one action. Weekends are practical real estate agent workflows.

1. Anthropic's new Adobe connector lets Claude operate 50+ Creative Cloud apps through plain English. Most agents don't touch Adobe day to day, but the people servicing your business do: your listing photographer, your marketing assistant, your social media designer, and your closing-gift vendor. The cleanup that used to take your photographer 30 minutes took Claude 90 seconds when integrated directly with Adobe’s products. This means you could be starting to expect faster turnaround times in the future or enable your virtual assistant to be able to handle some quick edits themselves. A Claude Pro account and an existing Adobe subscription is all you need.

2. Google merged NotebookLM into Gemini, and what you get goes well beyond what ChatGPT Projects and Claude Projects already do. Gemini used to be behind Claude & Chat because there was no option for the persistent-memory core of Projects. That changes with the integration of their NotebookLM tool. Now you can drop in seller disclosures, comps, listing photos, MLS exports, and any chat or context follows you across sessions. NotebookLM adds source-grounded citations (Gemini tells you which document and page each answer came from) and gives you access to their audio overviews that auto-generate a podcast-style summary of things in the notebook. For an agent who does most of their thinking driving between showings, having your comp analysis or seller disclosures auto-narrated on the way to a listing is an unlock the other two don't offer.

3. AI agents have arrived to run an escrow files from open to close. Announced April 27 with $40M in BlackRock-backed financing, Homelight’s EVA is one of the first tools in the industry to orchestrate 80+ tools to open orders, request HOA docs, interface with lenders, and wire funds without human babysitting. Most agents reading this don't use HomeLight escrow, but you should expect that every other title and escrow company is now 6-12 months from shipping something equivalent. Ask your current title and escrow partners what they're building and consider how you route referrals in the future based on their answer.

1 THING TO TRY

Pick one active listing and grab four documents from it: the seller disclosures, your comp set, your buyer or seller summary notes, and any inspection or HOA report. Drop them into a new Gemini notebook or into NotebookLM directly (10 minutes, less if you copy-paste). Click "Generate Audio Overview" in the Studio panel and let it produce a 10-15 minute podcast-style episode of two AI hosts discussing all four documents. Listen on your next drive between showings. The first time you hear two AI voices walk through your own listing's HOA red flag like a podcast, you'll never get in the car without one again.

LATEST WORKSHOP

Based on agent feedback directly from this community, I’m excited to share a 1 day workshop, Saturday, June 6 (10am–6pm ET) - dedicated to building agents a powerful Claude teammate. Just $425 using the code “earlybird-claude” until May 10th. You can sign up here!

A final word from one of the only sponsors I include because I use this tool every day:

10x the context. Half the time.

Speak your prompts into ChatGPT or Claude and get detailed, paste-ready input that actually gives you useful output. Wispr Flow captures what you'd cut when typing. Free on Mac, Windows, and iPhone.
