Tuesdays are 3 AI updates, one hot take, one action. Fridays are 1 practical real estate agent workflow.

Every agent who's used ChatGPT has hit the same wall: you ask it to build something in your format, and it hands back something close but not quite - and that gap between what you asked for and what you got is the real tax of using AI. On September 9, OpenAI shipped a new model behind ChatGPT called GPT-6 Astra, built to close exactly that gap. Here are three specific ways it shows up in your actual week.
First, who actually has this. Astra is not in the regular chat window for most people yet. On Plus at $20 a month it lives inside ChatGPT Work and Codex, not the model picker you open every day, where GPT-5.6 Sol is still the one answering you. Pro and the business plans get it in regular chat, branded GPT-6 Pro. I'm featuring it anyway, because the wall between the plain chat box and these separate work surfaces is coming down. New capability lands in the work surfaces first now and migrates back into normal chat a few weeks later, so my guess is Astra reaches the Plus picker in a few months. Everything below you can try today by opening Work instead of Chat.
1. It matches your CMA template.
Astra is noticeably better at following an existing template, a CMA layout or a listing flyer, instead of reformatting things its own way. Paste in the last one you sent a client, ask for the next one in the same shape, and it's more likely to actually come back looking like it belongs next to the others, not something you have to rebuild from scratch. This is the unglamorous upgrade that will save real time.
2. It can build a full LP from a couple of your old ones.
OpenAI's own demo shows Astra handed a few slides from a reference deck and asked to build a new one - it kept the correct tone and layout consistent all the way through, not just on the first slide, which is where most AI-built decks used to fall apart. For an agent, that's the difference between an LP that looks like a template you Frankensteined at 11pm and one that looks ready for the client. Feed it two or three of your best past presentations plus the facts for a new listing, and the version that comes back is meant to hold your formatting the whole way through.
3. It can browse a real website and finish the task itself.
Claude leverages the browser already and OpenAI stepped up their computer use game with this release. Astra is very good at opening websites and clicking through it step by step, filling out a form or pulling data off a page, the same way you would, instead of just describing the steps back to you. For an agent, that's the difference between asking for help finding comps and actually getting the comps pulled. Point it at a public listings site, ask for the last ten sold in your farm, and it does the work for you. Watch it the first few times as anything pulled off a page needs checking before it goes near a client.
All three examples are really one story: the new model finishes the job in the shape you asked for, instead of handing you a rough draft to fix.
HOT TAKE
I've stopped caring how fast these models are. What I watch for now is whether the first draft comes back in a shape I'd put my name on, because that's what matters to a client - consistency and quality. A draft I rewrite three times cost me more than starting from a blank page would have. Astra really stepped up the game for OpenAI and its been reliably handing me back work that feels polished after just a few revisions. That matters more to me than another point on a benchmark.

1 THING TO TRY
Open ChatGPT Work this week, not the regular chat window. On Plus that's where Astra lives, and it's included in what you already pay. Find your last CMA, the one you're happiest with, and upload it along with the raw facts for a property you're working on now. Ask it, in plain words, to build the next one in the same shape: the same sections in the same order, and the voice you already use. Don't describe the format, just show it the example and let it match. This weekend we’ll walk through a full listing presentation.
BOSTON LIVE & IN PERSON

Next Thursday(!) September 24 I'm running a one-day Claude workshop in Boston. Small room by design, laptop open the whole day, and it's $499. Grab your seat here. If you're wondering what it's like, watch this video of agents talking about their experience at the SoCal Luxury Summit.
