Not all agents think of Excel as a core tool, mostly because the learning curve can be challenging. But those who use it know that almost every deal involves a spreadsheet somewhere: net sheets, commission breakdowns, CMAs, expense tracking, client comparison reports. The problem has never been that agents don't need spreadsheets. It's that building them takes too long and most agents aren't Excel power users. That just changed.
On Tuesday I mentioned that both ChatGPT and Claude now have Excel integrations. This weekend, pick one and install it.
Step 1: Install it.
If you're not sure how to set up the integration, ask the tool itself. Open ChatGPT or Claude and type: "Give me step-by-step instructions to set up your Excel integration with {ChatGPT or Claude}. I'm on a [Mac/PC] and I have [Excel desktop/Google Sheets]. Include screenshots or links if possible."
It will walk you through the exact process for your setup. Different versions of Excel have slightly different steps, so letting the AI guide you based on your specific situation is faster than following a generic tutorial.
Step 2: Try this.
Grab any listing page URL and paste this prompt into the AI chat inside of Excel.
Pull all the key property details from this listing page [URL] . Build me a seller net sheet in Excel using the actual list price, with 5% total commission, estimated closing costs, transfer taxes, and a remaining mortgage balance field I can fill in. Use working formulas so when I change any number, the net proceeds update automatically."
That's it. One URL. One prompt. You didn't type the address, the price, the square footage, or the bed/bath count. The AI pulled it all from the listing page, structured it into labeled rows with live formulas, and handed you a working spreadsheet you can sit down with a seller and use in real time.
Change the sale price in one cell and watch everything recalculate. That's a different conversation than handing someone a printout.
Save it as a template and now you can use it on every listing.
