On Tuesday I said the reasoning dial is the setting almost no agent touches. Here is the ten minutes that could change your mind on how much you use it.

Picture the listing appointment where the sellers want a number the comps don’t support. It’s one of the toughest you’ll have and a little support would be. nice. This week, let AI build the case for you, and see for yourself which setting makes the answer worth bringing.

Pull one real scenario (2 min)

Use an actual appointment, not a hypothetical. Grab the address, beds, baths, square footage, the number the sellers want, even give it your existing comparable analysis, or if you don’t have one, just give it your three closest comps.

Run it on the fast setting (2 min)

Open ChatGPT or Claude on the default setting (Sonnet for Claude) and paste this:

You are my listing strategist. Analyze [address], [beds/baths/sqft]. The sellers want to list at [$their number]. My three closest comps are [comp 1: price, size, condition, distance], [comp 2], [comp 3]. Give me the price you would recommend, the two strongest data points behind it, the exact objection these sellers will raise, and word for word how I answer it. Be specific to these comps, not generic.

Read it back. On the fast or default settings you’ll get a reasonable-sounding number and a rebuttal that could work well.

Now run the same prompt with reasoning on (3 min)

Turn on the advanced model in ChatGPT and set effort to high and in Claude try out Opus 5 or Fable (if you have credits), and send it again. The fast/low settings are like grabbing a sharp assistant in the hallway for a quick take. Reasoning on is bringing in a life long pricing expert. This time it weighs the spread between your comps, catches that the sellers are anchored high, and hands you a price you can defend.
