Tuesdays are 3 AI updates, one hot take, one action. Fridays are 1 practical real estate agent workflow.

On Tuesday I said the best thing you can do for AI is get your business data into writing so it can use it later. This is where I'd start: put validated neighborhood numbers on a single page, attach it to a Gemini skill, and use it to write short stat-led notes to people on your contact list. It takes about 25 minutes, and you can set a scheduled action to run it again every month.

What you need. The Gemini app (a free personal Google account is fine) and one neighborhood you know well. You also need its numbers, from your MLS stats export or your brokerage's monthly market report, plus a couple of your own recent sales there. Check your MLS's rules on using its data with AI tools before you paste anything in. Google says skills in the Gemini app began rolling out on October 13 and will reach everyone by mid-November, so yours may not show up yet. Steps 1 and 3 work in any chatbot while you wait.

1. Make the stat sheet (8 min)

Open the report for one neighborhood and paste its numbers into a Gemini chat. Then add this:

❝

Turn these numbers into a one-page stat sheet for [neighborhood]. Put the month the data covers at the top. List median sale price, change from a year ago, days on market, sale-to-list ratio, active listings and closed sales in the last 90 days. Add one line on what changed most. Use only the numbers I pasted and mark anything missing as missing.

Add two of your own recent sales with address and price if your broker allows it, then check every number against the source.

2. Build the skill (7 min)

A skill is a saved instruction Gemini runs when you call it, and it can carry reference files. In the same chat, paste:

❝

Turn this into a skill called neighborhood-stats-for-my-sphere, and attach the stat sheet as a reference file. The skill writes a short note to one person about [neighborhood]. Rules: use only numbers from the stat sheet and name the month, lead with one number, add one observation from my own sales, give no advice and no predictions, say nothing about who lives nearby or who the area is right for, and end with one easy question.

Open Customize and look for it by name. If you built the voice skill from Tuesday's action, you can run both at once, because Google says skills can be stacked in one prompt. If neighborhood-note isn't there yet, your account hasn't received skills, so paste the stat sheet and these rules at the top of a new chat instead.

3. Run it on five real contacts (7 min)

Pick five people from your contact list who live in or near that neighborhood. In a new chat, type a forward slash, choose neighborhood-note, and paste:

❝

Write a note to each person below, two to three sentences each. Lead with a different number in each note so no two open the same way. [Paste five names, with one detail you remember about each.]

A good one reads like this: "Median sale price on Maple Street was $1.42M in September, up 4% from last year, and homes went under contract in 18 days. I thought of you when I saw it. Does that match what you're seeing on your block?" Check each number against your sheet, then send two today and the rest this week.

4. Schedule it monthly (3 min)

After you’re happy with this you can get Gemini to run it every month at a set time simply by asking it to turn this process into a scheduled action.

What to keep in mind

Double check your stat accuracy of course and as mentioned aboave, give a look at MLS rules on feeding their data into AI tools vary, so if yours is strict, build the sheet from your own closed sales and the public reports your MLS or your brokerage publishes. Keep the notes to prices and days on market, because describing who lives nearby is a fair housing problem. A skill is instructions plus a reference file and not a model you've trained, so it is only as good as the sheet.
