
We just wrapped the latest cohort of my AI Marketing System this week and I wanted to share a successful workflow that one of my students shared with me. Not a hypothetical, a real in-the-field example with a client deadline.
Therese DiRenzo, a buyer's agent at Compass on Long Island, was in the middle of a transaction. The seller was offering a credit and the buyers needed clarity on the numbers fast. She uploaded the inspection report to Claude and asked it to extract every electrical and plumbing issue and estimate costs. Within minutes she had a clean, professional document that summarized the info that mattered to her buyers. She then had an electrician and plumber verify the estimates on site.
Once they agreed on pricing, she went back to Claude and asked it to format a repair and cost report as a rider to the purchase contract. It produced a rider that she sent to her clients and their response was, “you’re not getting paid enough for what you do”. Their father and sister are attorneys who review everything, so the bar for that compliment was high.
Therese wrote me after class and said something that stuck with me: "That one use case, born out of a time crunch, completely changed the way my clients experienced working with me. That's the power of what you're teaching."
That's the whole point of this newsletter and the course. Not AI for the sake of AI. Workflows that help you serve your clients better.
How to run this on your next deal
This is one of those workflows that, once you see it, you'll wonder why you ever did it the old way. And it works for any buyer transaction with an inspection:
Upload your inspection report to Claude (ChatGPT or Gemini would also work) Most of the time you'll have a digital copy. If you don't, you can photograph the pages with your phone and upload the photos. Either way works.
Prompt: Review this inspection report. Extract every issue identified. For each, estimate the repair cost range. Organize into a professional document I can share with my buyer clients.Review and edit. You are the expert. AI does the extraction and formatting. You do the judgment.
Get contractor verification. Send your estimate to the relevant trades for real bids. Now you have two data points.
Generate the rider. Feed those all back into AI and ask it to format a repair and cost report as a rider to the purchase contract, incorporating contractor bids where they differ.
Twenty minutes will create a high quality document in a speed that will make your clients feel completely taken care of. If you have an active deal with a pending inspection, give this a shot. I think you'll be surprised how good the output is and I know you’ll be happy with how much time you saved.
