Tuesdays are 3 AI updates, one hot take, one action. Fridays are 1 practical real estate agent workflow.
The AI companies are starting to look alike: they all have autonomous agents and skills, and they all want a seat inside the tools you already use. This week Google and Anthropic moved deeper into the Google account most of you work in, and OpenAI changed what your buyers see before they ever call you:
1. Google's new Gemini agent gets its own email address and calendar.
At Gemini at Work on October 8, Google introduced one agent that takes a goal instead of step-by-step instructions, and it keeps working in the cloud for hours or days after you close the laptop. The part I'd watch is coworker agents. You describe a role, and Gemini creates an agent with its own Workspace account that colleagues can @mention in Chat or tag in a Doc comment, and it only sees what's shared with it. Google also says the agent can hand work to Claude models, which I never expected to see from a Google product. It's built for big companies to start so for most this will be accessed through a brokerage account.
2. Claude now works inside Google Docs, Sheets and Slides, and your brokerage can install it for everyone at once.
Anthropic opened the public beta on October 6. One install from the Google Workspace Marketplace puts a Claude sidebar in all three apps. We already saw them launch their own “docs” world to compete, but they also want to integrate. It's paid plans only, and it sees only the file you have open, so Gmail isn't part of it and it can't read Doc comments. A Workspace admin can push it to a whole office, which makes this a Claude feature your broker can hand you instead of you having to go find it.
3. ChatGPT now answers with calculators and charts.
OpenAI's GPT-6 rollout added Intelligent UI, so an answer can come back as a chart, a form or a small tool you tap instead of a wall of text, and the model decides when to use it. Paid plans got it October 7, and Free and Go accounts started getting it October 8. Plenty of your buyers are on the free version, so when one asks what a house costs a month, the answer they bring to your consult may now look like a tool, without your name on it.
HOT TAKE
These companies now ship the same features, so the features have stopped being the difference. Google is selling location: it's already in your Gmail and in your brokerage's admin console. Anthropic is selling the better house, a model that thinks more carefully once you're inside. In real estate, location usually wins. In AI I’d still bet on the house today, because location gets people in the door and the house is what they actually buy.

1 THING TO TRY
Ask ChatGPT the question your buyers are already asking it, and a free account is fine. Pick a real price from your market and type: "A buyer is looking at a $650,000 home with 10% down. What would the monthly payment be, with property taxes and insurance? Show it as an interactive calculator." A good result is something you can tap, where the monthly number moves when you change the down payment. If you only get a paragraph, it may not have reached your account yet. Type the numbers in by hand and don't connect any bank account. This weekend I'll show you how to turn that calculator into a dashboard you can send to a buyer.
FOR COMPASS AGENTS

I'm leading the Agent as CMO series in Compass's free Coaching Month Agent as CEO program. It runs Thursdays at 2:00 PM ET starting October 22, and I’ll be teaching a free 1-hour session every week for four weeks. Registration closes this Friday, October 16, at 11:59 PM ET at coachingatcompass.com/ceo.
AI FOR RE AGENTS MASTERCLASS IS OPEN
This is my hallmark course and the most important thing I run all year. It's four, live online sessions, December 6-12, built around projects you finish as we go.
Declan, from the April 2026 cohort, put it this way: "Highly productive class, project based with real time results. Matt has curated a well chosen path for agents to implement the latest and greatest tools." Enrollment is open now, and 10% off Earlybird pricing is live.
