Tuesdays are 3 AI updates, one hot take, one action. Fridays are 1 practical real estate agent workflow.

We’re seeing a merging of applications very quickly. First Microsoft with Word and then Google brought it to the cloud with “Docs” and then recently you’ve seen Claude try to create the next platform by having work productivity tools created and edited by AI with their docs launch. But Google doesn’t want to give up this advantage so easily, so they are moving quickly to embed all the AI editing in your everyday Docs workflows..

Gemini can now make a document, spreadsheet or slide deck inside the chat. Google announced it on October 29 for all Workspace customers and personal Google accounts. You ask for the file you want, like a one-page seller checklist or a client tracker, and see the preview in Google docs embedded directly in the chat. Then you can just open it full screen, type your own changes, or highlight a line and ask Gemini about it. From there you can send it to Google Docs, Slides or Sheets. Give it a try this week and see how much time it saves you.

Fill with Gemini, the Google Sheets tool that fills in your cells for you, now shows the exact web source behind each cell. Google announced the update on October 28, and you find it with the Ask Gemini spark button at the top right of Sheets in a web browser. That matters because a column of facts with no source is how a wrong number ends up in front of a client. Think of a citation as a footnote, not a guarantee: it tells you where to look, and you still have to look. It's on Google AI Pro and Ultra and on Business Standard, Business Plus and Enterprise plans. Try it on a short list where you already know the answers, like the most expensive zip codes in your market.

ChatGPT's dot agent can now text you, and you can text it back. OpenAI added iMessage and RCS texting on October 28, starting as a beta for Pro users in the US. A dot is a ChatGPT agent you set up to keep an eye on something, so it can message you when there's news, and you can send it tasks by text or voice note. You turn it on by opening the dot's profile and tapping Texting. OpenAI says this does not give it access to your other text conversations, which is a claim I'd test myself before putting client threads anywhere near it. Most agents live in their texts, so an assistant that shows up there has a real shot at getting used.

HOT TAKE

Most agents will judge these tools by how fast they write, and I think that's the wrong test. These things are so good and so fast that the bar is being raised for quality. Slop or spam in presentation design is the same as the old email spam. Sure a draft happens quickly but its the extra time to make the output really great that is the new barrier to entry. This is true whether you are sending an email or a doc so I'd judge now by how fast you can make it, but by how engaged the end user is with it.

1 THING TO TRY

I'd start with a buyer who closes in the next month and build them a welcome list for their new neighborhood. Open Gemini on a computer and ask: "Make me a Google Sheet for a family moving to [neighborhood]. Columns: category, name, address, and one line on why locals like it. Rows for coffee, pediatrician, dry cleaner, hardware store, and the best Saturday morning breakfast spot." Open it in Sheets, use Fill with Gemini (the spark button, on Google AI Pro or a Business plan) to fill in the names, and click each citation. Delete anything you can't confirm, because a pediatrician that closed last year on a welcome list is worse than no list. Send it as a link with your name at the top the week they move in. This weekend we’ll go deeper around this idea.

WE NOW HAVE TWO HIGHLY-REQUESTED COURSE OFFERINGS

I’ll be offering my first Start here. Claude 101 for Real Estate class on Saturday, November 14th. We’ve had a lot of requests for this and I thought it would be a great way for agents to get set up before taking my December end-of-year course.

You can find out more information about both courses here: https://agent-intelligence.co/#programs. You’ll also get reimbursed for the Claude 101 course if you buy a seat for the December course, so starting with Claude 101 costs you nothing extra if you join us in December.
