Tuesdays are 3 AI updates, one hot take, one action. Fridays are 1 practical real estate agent workflow.

On Tuesday I said free ChatGPT now answers with calculators and charts, so you can build a simple mortgage or down-payment calculator in minutes. Then with just a little more of a push you’ve got a one-screen dashboard that you could send a real buyer as a link or post to your website as a landing page.

What you need. A ChatGPT account, and the free one is fine. Free accounts started getting interactive answers on October 8, and rollouts take time, so yours may still show plain text or a table, which still works. Have one buyer you're working with in mind. Type the numbers in by hand, and don't connect a bank account or use a client's real financial details.

1. Get the calculator (5 min)

Leave out the buyer's name. Fill in the brackets with their price and down payment, your lender's current rate, your county's property tax rate and a guess at yearly insurance (add HOA dues if it's a condo), then paste this:

❝

Build me an interactive monthly payment calculator for a home buyer with sliders for price, down payment percent, interest rate and loan length. Show principal and interest, property tax, insurance, HOA dues and mortgage insurance as separate lines, then the total. Start with price [price], down payment [percent], rate [rate], property tax [rate], insurance [per year], HOA [per month, or 0]. Don't look up a rate. Use mine.

If you don’t know any of the above info ask the AI to research it for you. You should get something you can tap. If you get a paragraph, reply "show this as an interactive calculator."

2. Turn it into a dashboard (5 min)

A calculator answers one question, and your buyer has a handful. Paste this in the same chat:

❝

Build me a one-screen dashboard from this that I can share with my client. Include the monthly payment broken into principal and interest, taxes, insurance and HOA; the same payment at a rate half a point higher and half a point lower; cash needed at closing with [percent] down and closing costs of about [percent]; and what $25,000 more or less in price does to the monthly payment. Label every number as an estimate, and put my name and phone number, [name, phone], at the top.

This is the part your buyer can't get on their own, because the ChatGPT on their phone doesn't know your county's tax rate or what a condo in your market really charges in HOA dues.

3. Make it tell the story (5 min)

Now ask for what the numbers mean: "Add two sentences at the top, in plain English, that tell this buyer what the dashboard means for their search. Then move the number that would surprise a first-time buyer most to the top." Read those two sentences out loud. If they sound like a bank wrote them, reply "make it sound like me talking to a client over coffee."

4. Share it (5 min)

Use the Share button in ChatGPT to make a link, then open it on your phone in a private browser window to see exactly what your client will see. If the interactive parts don't come through, send a screenshot instead.

Where this breaks

ChatGPT picks the format itself, so you may get a plain table even when you ask for a dashboard. The numbers are estimates and not a loan quote, with taxes and insurance the biggest guesses, so keep the estimate labels on and use this as a guide to point them to your preferred lender for the real number.
