On Tuesday you handed Astra one document and asked it to match. Today you build something that makes every future deck match on the first try.
What you need. A ChatGPT Plus or Pro plan. This part matters: on Plus, Astra only lives inside ChatGPT Work, not the regular chat window, where GPT-5.6 Sol is still the one answering. On Pro it's in the normal picker as GPT-6 Pro. Either way, Work is where you'll be, and that's where the document tools live anyway. You'll also want two of your best past listing presentations saved as PDFs, plus the facts for a listing you're actually working on: address, price, bed/bath, and whatever you already know.
1. Pick the two decks you'd want copied (2 min)
Not the latest. Your best. Whatever you upload here becomes the style for everything that comes after it, so pick the two that actually look like how you want every listing to look. One good one is enough if that's what you have.
2. Turn your format into a skill (6 min)
Every time you open a fresh chat you're briefing a temp who has never seen your work. A skill is how you hire someone instead. It's a set of written instructions the model loads on its own when the task comes up, so it turns up already knowing how you build a deck. Upload both decks and paste this:
Read these two listing presentations. Don't summarize them. Write me a reusable skill. Start with a name and a one-line description of when it should be used, then the instructions: every section in order, what belongs in each one, roughly how long each one runs, and the rules my writing follows, including sentence length, how formal it is, the words I never use, and the ones I lean on. Be specific enough that someone else could build a presentation in my style from this document alone.
Where it lands depends on your tool. On Claude Pro or Max you upload it under Settings as a custom skill and it fires by itself the next time you ask for a listing presentation. ChatGPT has skills too, but only on Business and Enterprise plans right now, so on Plus or Pro it goes into a Project's instructions instead and you get most of the same benefit. Give yourself a moment to read it properly before you save it. It's a written description of your own taste, which most of us have never actually seen, and everything it makes later is impacted by what it got wrong about you.
3. Build the new one from it (5 min)
Same conversation. Paste the facts for your live listing, then:
Using the skill above, build a listing presentation for [address]. Follow it exactly. Where you don't have a fact, leave a bracketed blank instead of inventing something.
Leave that last line in. Without it the model fills its gaps with plausible-sounding detail about a house it has never stood in.
4. Add the page only you could write (7 min)
It will likely still use stuff like "stunning kitchen" and "prime location" somewhere. Find and replace copy you don’t want with something only you know: which window gets the afternoon light, what the neighbors did about the parking situation etc. What's the line a seller repeats to their spouse after you leave?
5. Save it where it loads itself (5 min)
A spec sitting in your notes app only helps on the days you remember it exists. Installed as a skill it turns up on its own, which is why I stopped keeping mine in notes. Next listing you skip steps 1 and 2 completely: ask for the presentation, hand over the facts, and you're done in five minutes instead of twenty-five. The deck you built today is worth the investment. The skill is for every listing after it.
Something to remember
Astra holds a template well. It does not know your market, and it will get a neighborhood detail wrong if you don't hand it the facts, so check every claim about schools or HOA rules before it goes to a client. The voice-matching is much better than the model it replaced, not perfect, and it still tends to drift on longer decks somewhere past slide ten. And if it offers to add a photo or a rendering, treat that like any other AI-touched listing image and check your state's disclosure rules.
