Weekends are one practical real estate agent workflow.

Tuesday's edition introduced the Flexmls MCP server and Claude's new persistent Memory. Put them in one chat together and you get a buyer concierge that pre-screens new listings for your top all your active buyers, in 35 minutes of setup and 2 minutes from then on. This is the workflow I'd hand a luxury team lead juggling five concurrent buyers. You need Claude Pro with Memory turned on (Settings → Features → Memory) and Flexmls MCP connected (Tuesday's setup walks through it).

Build the Buyer Brain

Start a Claude project called "Buyer Concierge." Paste this for your first buyer:

"Save as 'Buyer: [Ex. Sarah C].' Criteria: [3-4 BR, primary suite down, top schools, walkable, $3.2M-$4.5M, prewar preferred, no power lines]. Status: actively touring, relocating from Austin in August. When I ask 'what's new for Sarah,' query Flexmls via MCP for new actives in the past seven days, rank by fit, and explain the top three matches in two sentences each. Confirm saved."

Repeat for each active buyer. About five minutes apiece once you have the language down.

Run it

Whenever you want to get the latest pull for your buyer just say or type:

What's new for Sarah this week?"

Claude pulls live MLS data, filters against Sarah's profile, ranks the matches, and walks you through the top three. If something's off, correct it in plain English: "Drop anything south of [boundary]." Claude updates the memory.

The Saturday standing query

"Pull what's new for all my active buyers this week. Top three matches per buyer ranked by fit. Flag anything where two buyers might compete for the same property.

The conflict flag catches the dual-pitch mistake before you walk into it.

Memory catch

Memory is public beta. Once a month, type "Read back Sarah's saved profile" to confirm the criteria still looks right. Flexmls MCP returns public MLS fields only, so keep your confidential buyer notes in your CRM.
